Year-Round Care
for Peace of Mind

Prior to your arrival, and when you leave to your primary residence, we will arrange for and supervise the work of our handyman and your service providers to make sure your home is ready for your arrival and maintained after your departure. In addition to year-round weekly inspections, a professional property manager will respond to any emergency situation at your home 24 hours/day, 365 days/year. Services include but are not limited to the following:

 

Spring/Summer Opening

  • Schedule and supervise Spring HVAC service; set thermostats and ensure that HVAC company switched over from heat to cool.

  • All outdoor items and areas will be checked and cleaned if necessary: lights, patios (power washing), furniture, cushions, umbrellas, grills, etc.

  • Turn on water to outside spigots/showers/pool houses, etc.

  • Opening up the irrigation system.

  • Groundskeeper and landscaper consultation about scope of work.

  • Coordination with your household staff to ensure that all surfaces and areas are cleaned: dryer vents, furniture, etc.

  • Carpet and upholstery cleaning as necessary.

  • Schedule interior and exterior window washing.

  • Pool: opening, checking heater, and equipment.

  • Facilitate the cleaning and repairs of screens.

  • Battery replacement for all electronics: TV remotes, fire smoke detectors, CO2 detectors, fireplace remotes, and garage remotes

  • Acquire town and village parking permits.

  • Schedule summer trash pick-up.

  • Schedule newspaper delivery if applicable.

  • Non-routine maintenance, such as loose doorknobs or plumbing, will be brought to your attention and repaired upon your approval. 

Fall Shut Down/Winterization

  • Fall HVAC service; ensure that HVAC service is scheduled and supervised, thermostats are set to heat mode, and the system is checked.

  • Winterize all outdoor spigots/sinks/showers/pool houses and any other sections of your home, if required. All should be done by November unless specifically requested otherwise by the homeowner.

  • Storage of outdoor furniture.

  • Close irrigation system.

  • Schedule and supervise pool closing, water level, and pool cover.

  • Facilitate cleaning of refrigerator vents. If properly clean, they will not attract pests (mice in winter and ants in spring). Also, protects refrigerator components.

  • Pest control: baiting pool filters and generators.

  • Schedule generator servicing. Servicing should be done at least once a year to ensure the tank is full.

  • Automobiles: covered and put on battery charges.

  • Schedule and supervise non-routine maintenance such as cushion/carpet cleaning, painting, gutter cleaning, and repairs.

  • Identify, schedule, and supervise home improvement items such as painting, power-washing, and home repairs. 

  • Battery replacement for all electronics: TV remotes, fire smoke detectors, CO2 detectors, fireplace remotes, and garage remotes.

  • Cancel newspaper delivery (when applicable).

  • Schedule off-season trash pick-up.

  • Establish that snow plowing/removal is scheduled.
